The Problem: The dream of owning your first home in Australia feels out of reach. Saving for a massive deposit takes years, all while property prices keep rising and you’re paying rent that goes nowhere. Securing a home loan is a huge challenge. Even with a pre-approval, the upfront costs—like a 20% deposit and tens of thousands in stamp duty—can feel impossible to save for

The Solution: T2O Invested Futures is a unique partnership that helps you buy your first home faster. We connect you with a private investor who co-owns the property with you, giving you the boost you need to get into the market without a deposit and with no upfront stamp duty costs.

How It Works:

  1. You Sign Up: You pay a one-time fee of just $2,000 to get started and sign up for the scheme.
  2. Mortgage Application: We help you apply for a mortgage to cover 80% of the property price.
  3. Our Partner Steps In: An investor, vetted by us, funds the remaining 20% of the property price. The investor also pays the full stamp duty for you.
  4. You Move In & Make Two Payments: From day one, you make two payments:
    • An EMI to your bank for the 80% mortgage.
    • A single, set payment to the investor that covers their 20% share and a premium that recovers the stamp duty and our 1% agency fee with interest.
  5. Secure Ownership: The investor’s share is protected by a caveat on the property title, giving you both peace of mind.
  6. You Take Full Ownership: After a set period, you refinance to buy out the investor’s 20% share, becoming the full owner of your home and claiming 100% of the capital gains.

Example: For a Property Priced at $800,000

  • Property Price: $800,000
  • Your Bank Loan: $640,000 (80% of the property value)
  • Investor’s Contribution: $160,000 (20% of the property value) plus the estimated $43,020 in stamp duty. The investor covers these costs so you don't have to upfront.
  • Your Payments (for the first 2 years):
    • Bank EMI: Approximately $890 per week on the $640,000 loan (based on a 30-year term at a representative interest rate, say 6%).
    • Payment to Investor: Approximately $640 per week. This single payment covers the cost of the investor’s 20% share, plus the repayment of the stamp duty with interest and our 1% agency fee (approx. $8,000) over a 2-year period.

      For a $800,000 property (20% investor equity, $43,020 stamp duty, $600/week market rent, 1% agency fee):
      Rent = (20% x $600) + ($43,020 @ 6% Interest spread over 2 years) + ($8000 / 104) ≈ $640/week total ($120 equity rent + $440 stamp duty recovery + $77 towards T2O agency fee).
The numbers mentioned above is just one of the options to avail this scheme. It can be customised as per your needs and capacity. For instance, if you feel you can afford some portion of stamp duty or initial deposit yourself then we can accommodate that to reduce the monthly instalment burdens. We can also extend the number of monthly instalments beyond 24 months, to spread out the EMIs. We are flexible.
